On site, with the constraints.
Four kinds of work, all starting with a written quote and your cancellation notice.
We do not start work needing planning permission before it is granted, and Building Regulations notification is handled as part of the job with the completion certificate obtained at the end. That certificate is what a buyer's conveyancer asks for years later, and the moment it is missed is rarely the moment it hurts.

Exclusions and your cancellation right.
Notified and inspected as required.
Obtained and handed to you.
Which work is notifiable.
Registered scheme or Gas Safe.
To the regulations in force.
Certificate handed over.
Replacement windows need either building control inspection or a competent person scheme certificate, and homeowners usually discover the gap when selling. Notifiable electrical work goes through a Part P registered person with the certificate provided, and all gas work to a Gas Safe engineer. We coordinate rather than improvise around any of it.
Finishes fail from underneath. A screed still drying, a wall with unresolved damp, a substrate that is not flat enough: cover any of those and the finish fails within a year regardless of the quality of the work on top. We measure and wait where waiting is the answer, which is unglamorous and occasionally unpopular.
Moisture and flatness measured.
The cause, before covering it.
To the agreed standard.
Walked round before handover.
Pre-2000 means a survey.
What is ours and what is not.
Licensed work to licensed firms.
With the paperwork.
In anything built before 2000 we get an asbestos survey before intrusive work, stop if something suspect appears, and send licensable removal to an HSE-licensed contractor. Gas goes to Gas Safe engineers. The list of what we refer is on the quote, because a contractor who says yes to everything is telling you something.
